Living Room Consultation
Below is your online consultation page. Keep in mind this is to replace a standard one hour consultation, these are general recommendations not a full design plan. If you feel like you need more direction or specific recommendations you could consider purchasing one of my online design packages. Just keep in mind they are priced per room. Media Built-In Inspiration
I would have your built-ins made to run from the corner to the window trim and have the television centered within that space. I would include lot’s of closed storage and add a few open shelves for some interest. You could have custom cabinets made but this option would eat up lot of your budget. I do a ton of work with Newlife Cabinetry in town, karen is amazing and would design you a beautiful custom piece. The other route you could go is if you are handy there is a million tutorials on using Ikea cabinet and making them look like custom cabinets, here is one you can check out.
Furniture Placement
Here is a quick not to scale floor plan to give you an idea of where to place your furniture. I think an L-shaped sectional would work well in your space. You will have to make sure that you find one that would fit with the jut-out in your wall on the left hand side. Once you get your sectional and new chair you can add in finishing accents like pillows and a nice throw. If you want to keep everything soft and neutral just add in cream tones that work with the sectional you select or you can always add in an accent like a navy would look fantastic and the nice thing is you can change them out quickly and with little expense. Fireplace Options
I would remove your existing mantel and have a stone veneer added with a chunky reclaimed wood mantel with a new updated insert. You can check out https://stoneselex.com/ they have lots of amazing options and you can even get the reclaimed mantel there as well.
Flooring
I would go with a mid-brown tone laminate flooring, make sure what you select flows nicely with your sunroom. I would go to https://www.sarmazian.com/ flooring in town and they will be able recommend the best possible choice for your space.
Paint
You will need to select your flooring, stone and new chair and sectional before you select your paint colour but here are some beautiful neutral tones that you could keep in mind when you are ready to select. Just click on the picture to find out the colour details.
Mantel Styling

Office Area
I would have the double desks running along your back wall, Ikea has a build your own line https://www.ikea.com/ca/en/cat/table-bar-system-11811/ or you could have custom desk made if you go that route with your built-ins. I think a stained wood top and white bottoms would look fantastic in your space. Also adding shelves above like the inspirational pic above would be a nice focal point in that area.
Bathroom
I would either replace the bathroom vanity, you can check out Wayfair for single vanity options or you could replace the countertop and paint your existing vanity white or grey like the inspirational picture above. You could get an updated laminate counter from the http://www.countertop-depot.com/ and replace your sink and faucet. Then you can add in shelves or art above your toilet, beautiful towels and soap dish to finish it off.
