 To-Do List - To Create A Short Term Rental Property

  • Keep the bed where it currently is with the nightstands beside - option to paint the nightstands the white noted below if you would like to break up all of the dark furniture pieces, add an alarm clock.

  • Add high-quality sheets, duvet and pillows, in ivory or off-white colour. Look for a thread count of 500 or more. Have additional blankets folded at the end of the bed or on a shelf in the closet.

  • Remove window air conditioner.

  • Swap out current curtain panels for blinds - these blackout roller shades or this cellular option comes in many sizes in half-inch increments. Measure the inside frame to determine the size needed. Swap out current curtain panels on sliding door for white room darkening panels

  • Paint the tv stand white, either a bright white that matches your trim Chantilly Lace or a creamy white White Dove that works well with your wall colour. Either colour can be matched in any brand of paint you prefer to use. Make sure to use high-quality paint that is good for furniture so that it lasts for a long time. Add board games and DVD movies for your guest’s entertainment.

  • Move bunk beds to the far corner of the room where your treadmill is currently, add a trundle under the bunk bed for more sleeping options.

  • Add a slipcover to the current sofa to lighten the feel of the room. Make sure to measure your sofa to ensure that it will fit.

  • Switch out current table lamps on the nightstands for a simpler cleaner design, here is an option but you can also find some great options at Homesense.

  • Move the side table from your bedroom into the space placed beside the sofa, add a table lamp, a tray to place the tv remote and coasters for guest to sit their drinks.

  • Optionally add a small desk and chair in the far corner of the room across from the bed if you are placing the coffee station in the closet. I would check out local thrift/antique stores for solid wood desks, just keep it small in scale so you have a nice walkway between the bed and desk.

  • Create a coffee bar area either on the far side of the room across from the bed or in the closet. Place a cabinet beside the bar fridge with two mounted above shelves.

  • Keep accessories minimal so that the space appears clean and uncluttered, you could add a few potted plants that help to clean the air and add a homey feel.

Coffee Station

  • Place coffee mugs and glasses on shelves

  • Place basket with coffee, tea options, sugar and sweetener options

  • Cutlery

  • Napkins/Paper towel

  • Place a small trash can beside the cabinet or a small waster basket where garbage can be placed.

  • A nice touch would be to add prepackaged small snack bags of allergy free items.

Bathroom

  • Hand, body and face towels (for each guest)

  • Toilet paper (plus extra rolls)

  • Hand soap

  • Bath soap and face soap

  • Shampoo and conditioner

  • Small garbage can and trash bags

  • Add towel bars or shelves above toilet for stacked towels

  • Add hamper for a place for guests to place dirty towels

  • Replace missing piece on vanity light.
